Process To List Your Property

Contact us to inquire about listing your chalet or property with ease with Collingwood Luxury Rentals. We list properties in Collingwood, Blue Mountain, Creemore, and surrounding areas.

The next step after your initial contact is to arrange a Property Visit. During this visit our team assesses if your property is safe and suitable to rent with Collingwood Luxury Rentals. If approved, we will review the guest guidelines you are comfortable with at your property.
 
Property Guest Guidelines
We want to understand what groups you are comfortable renting to. This includes reviewing maximum number of night guests, maximum number of day guests, children guests, pet guests, available dates, pricing, and fees.
 
High Value or Dangerous Items Onsite
We collect information about high-value items or dangerous items on your property.
 
Confirm Listing Details 
To prevent misinformation on Collingwood Luxury Rental listings, we ask that owners review and approve the professional rental listings we create for your property.
 
We Take Operating in a COVID-19 Environment Very Seriously
We are committed to taking measures to protect against the spread of COVID-19. Our staff sanitize prior to Property Visits, wear gloves and a mask, and maintain a social distance. Please let us know if you are not comfortable meeting in-person and we can make other arrangements for your Property Visit.

Collingwood Luxury Rental’s team creates a professional quality rental listing for your chalet or property. A member of our team will schedule a time to come and take photos of your property. If you have any existing assets to add to your property’s listing please let us know.
 
We ask that owners carefully review and approve your property listing before we activate your listings.

We contact you when your property receives a booking request from a suitable rental group.
We provide you with full details on your prospective rental group.

You may accept or deny all booking requests.

Booking Confirmation
If you approve a prospective rental group request, you will receive a booking confirmation from us. We do all the legwork to confirm your booking. You never have to communicate with your guest.
 
Payment Dates
Your booking confirmation lays out the dates you will receive your rental payments. We deposit your rental income directly into your bank account.
 
Guest Deposit
We collect a significant non-refundable deposit when your guest books to give you peace of mind while we jointly prepare for your rental.

We work with you every step of the way to make sure your property is prepared for your rental to Collingwood Luxury Rentals standards.
 
Booking Your Professional Cleaning
We will contact you to coordinate your professional rental pre-clean. We require that all rentals are cleaned to Collingwood Luxury Rentals cleanliness standards. We strongly encourage our owners to book their pre-cleans with Collingwood Luxury Rentals. We employ professional cleaning staff with experience in hotel and resort housekeeping and management.
If properties are not pre-cleaned to Collingwood Luxury Rentals standard, owners will be billed cleaning charges. Our safe, clean, and quality standards are incredibly important to us.
 
Essential Living Supplies
Owners are responsible for providing essential living space at their property for guests to make themselves comfortable. Contact us about what basic home supplies owners must have onsite to rent with Collingwood Luxury Rentals.
 
Clear Space for Guest’s Personal Belongings 
We ask that owners remove their belongings from at least 50% of storage space in bedrooms, bathrooms and kitchens.
Owners are entitled to “Owners Only” spaces to store personal belongings while renting. Contact us to learn about how to store belongings, valuables, and breakables for your rental.
 
Move Out
We ask our owners to move out of their property at minimum 24 hours before their guests check in. This gives our team the time they need to fully disinfect, inspect, and make essential improvements, if necessary.

Your property’s assigned Concierge team member thoroughly inspects your property the day of your guests arrival.
We make note of existing damages, high value items, and dangerous items onsite. It is important to us to be informed of these items, so we can appropriately advise your guests.

Your Property’s Concierge Team Greets Guests Onsite at Check In
We use this time to pass along important property details and provide guests with a tour of the functions and features of your property. It is our first priority to ensure your guests treat your home with the same care and respect they would expect from someone renting their home.
 
Guest Sign-Off on Property Guidelines
We have all guests sign a property waiver. This waiver includes all important property guidelines and rules you have set forth. Guests must accept waiver items before we leave them with the keys to your property.

Your property’s assigned Concierge team member is available to your guests at all times during their vacation with Collingwood Luxury Rentals.
 
Personal Greeting At Check In 
We personally greet your guests at your property. We use this time to pass along important property details and provide guests with a tour of the functions and features of your property. It is our first priority to ensure your guests treat your home with the same care and respect they would expect from someone renting their home.
 
Guest Sign-Off on Property Guidelines
Upon check in we have our guests sign a property waiver. This waiver stipulates that your guests acknowledge all property guidelines that you have set forth.
 
Visits Throughout Stay
We personally visit guests throughout their stay. We take enforcing your property guidelines very seriously. We will not hesitate to remove guests who do not adhere to property guidelines.

Your property’s assigned Concierge team member thoroughly inspects your property for damages and cleanliness on the day your guests check out.
If damages or cleanliness issues are discovered, we work with owners and guests to make it right. We retain a 30% security deposit from your guests for up to 7 days after your rental.
 
We ensure guest accountability for property damages or fees charged to the owner as a result of guest actions. 

We professionally clean and disinfect your property on the day your guests check out.
We ask that owners return no earlier than 6pm on the day their guests check out to allow our professional cleaning team the time and space needed to thoroughly clean and disinfect your property.
 
It is incredibly important to us to return your property to you exactly how you left it for us. Please let us know if anything is not right and we’ll fix it.

We collect your banking information when you accept your first booking request. This allows us to pay you your rental income!

You will be paid 90% of your rental income on the day after your guests check in.
You will receive the remaining 10% no later than 7 days after your guests check out.

Short-Term Accommodation Licenses

Certain zones in the towns of Collingwood and the Blue Mountains are governed by a Short-Term Accommodation (STA) licensing By-law.

This By-law provides a system for the licensing of STA premises (premises rented on a basis of 30 consecutive days or less).

In the past, this has deterred Collingwood owners from seeking rental income.
